A decade of hands-on execution on Florida’s East Coast.

For more than ten years, GFF GRP has bought, renovated and managed small multifamily and residential properties from South Florida to Volusia County. Our work spans value-add rentals, renovation-and-resale projects and contract assignments, so we know how deals are found, fixed and financed at street level.

Today we’re taking that playbook to larger multifamily, ground-up development and recapitalizations. We work alongside partners who share our discipline and our long view.

Buy right

We underwrite to today’s interest rates, insurance costs and property taxes. We pursue a basis that works without cap-rate compression.

Operate hands-on

We self-manage our properties and oversee renovations directly with trusted local contractors. That keeps us close to every dollar and every resident.

Structure conservatively

We size debt to cash flow, not maximum leverage, and plan realistic reserves and timelines. The capital structure should survive a bad year.

Partner for alignment

We set clear roles, report transparently and share economics that reward results. Most of our current holdings are joint ventures.

Our edge is a vertically integrated operation. We generate our own deal flow, oversee our own renovations and manage our own properties, so partners get an operator, not a middleman.

Proprietary deal flow

In-house lead generation and marketing technology put us in direct contact with owners, often before a property ever reaches the market. The engine behind our assignment business now points at larger assets.

Self-managed operations

We manage our portfolio ourselves, including leasing, maintenance and resident relations. That gives us direct control of expenses and service quality, and real operating data behind every underwriting assumption.

AI-driven, human-led

We use AI and automation across sourcing, underwriting and day-to-day operations to screen more deals, stress-test every assumption and run a tighter operation. People who have bought, renovated and managed real properties still make every decision. Technology gives us speed; experienced judgment makes the call.

Primary strategy

Value-add multifamily

Existing 5–150 unit communities with below-market rents, deferred maintenance or management upside, typically older buildings in submarkets with little new supply. Our cycle is to acquire, renovate, stabilize and refinance. Then we hold for long-term cash flow, or sell when the business plan calls for it.

Build

Ground-up & infill

Small multifamily, townhome and infill residential development, including workforce-housing opportunities under Florida’s Live Local Act.

Special situations

Recapitalizations

Recapitalizations of well-located assets facing debt maturities, structured with our partners. More of these situations are appearing as 2021–2022 bridge loans come due.

Residential value-add

Single-family and townhome renovations, resales and contract assignments. This is the base of our track record and a steady source of local deal flow.

Beyond real estate, GFF GRP is a joint-venture partner in hospitality, vacation and travel marketing companies that generate more than $65 million in annual revenue. Those companies are part of a broader platform producing more than $150 million a year, and our team plays a hands-on role across it, from media and lead generation to sales centers and customer service.

The overlap with real estate is deliberate. Marketing resort and hotel stays at scale gives us a ground-level view of hospitality demand. The same marketing technology, data and sales operations power our direct-to-owner deal sourcing.

Revenue figures are approximate and unaudited. They describe the operating companies and the broader platform, not GFF GRP INC. Our ownership is in the joint-venture companies.

Mike Ferrari

President

Mike leads GFF GRP’s investment activity, including acquisitions, capital partnerships and asset management. Over more than ten years he has acquired, renovated and managed small multifamily and residential properties from Palm Beach County to Volusia County. He also has a long record of renovation-and-resale projects and contract assignments across South Florida.

Mike also brings deep experience in lead generation and marketing technology from his operating ventures. It powers the firm’s direct-to-owner deal sourcing and its AI-enabled underwriting and operations, always with experienced judgment in the loop. His focus now is scaling that platform into larger multifamily, development and recapitalization opportunities with aligned joint-venture and capital partners.
